How We Vet Borrowers—and Protect Investor Capital

How We Vet Borrowers

One of the most common questions we get is: “If your borrowers can’t get a mortgage, how do I know they’re not high risk?”

The answer? It’s not about score. It’s about story.

At The Lucky Group, we’ve developed a robust borrower evaluation system that looks beyond traditional metrics to assess true financial health—protecting both our borrowers and our investors.

Our Vetting Process

  • Income Analysis: We evaluate actual cashflow, not just reported salary. This includes 1099 income, contracts, side gigs, and rent history.
  • Down Payment Requirement: Most buyers put 10–20% down. This ensures alignment and reduces default risk.
  • Payment History Review: We examine rent and utility payment patterns—real indicators of monthly responsibility.
  • Personal Interviews: We talk to every borrower. If they’re not financially or personally ready, we don’t move forward.

Underwriting for Stability, Not Exclusivity

Unlike banks, we don’t punish someone for being self-employed or having one medical collection from years ago. We focus on patterns, not penalties.

The result? A borrower base with skin in the game, a proven history, and a clear path to succeed.

Smart underwriting isn’t about saying no. It’s about knowing who to say yes to.
